In my research, I found that shared leads start around $12 and exclusive leads start around $25, but it varies by market. Compared to the other providers on our list, this is decent pricing—especially for qualified leads, which are contacts who have shown clear intent to buy and meet specific criteria like budget, timeline and location.

It sounds crazy, but it works. During the demo I watched, I saw statistics showing that the target group Smartzip curated for my chosen ZIP code had a sale rate of 13%, compared to around 4% of the overall ZIP.
Smartzip’s market analysis tools let you dive deep into prior year sales details.
This is an excellent way for seller’s agents to find leads before they start looking for an agent. Leads are also exclusive to you—while you might share a ZIP code with another agent, you won’t get the same leads.
For the basic smart targeting I described above, you’d pay $449 a month for the top 1,000 leads in your area. That’s only $0.49 a lead, which is by far the best price on our list for exclusive leads. Just keep in mind that these aren’t qualified leads like you might find with zBuyer or Market Leader, which is why these services cost more.
To add on social media lead nurturing, it costs $99 a month for Google Ads and Facebook Ads. Adding on Instagram increases the cost to $249. There’s direct mail marketing available too, but it can add on thousands a month, which is likely way out of budget if you’re just starting out.
Most of Smartzip’s services are added a la carte, so it can get expensive.

The premise is simple—you search for the ZIP code you want to target and then choose whether you want exclusive or shared leads. Non-exclusive leads are shared with just one other agent, so if you’re charismatic, you can probably win the homeowner over.
You have the choice to pay monthly or annually, which saves you 10%.
Based on the area’s statistics, you’ll get an estimated number of leads for the year delivered over 12 months. Prices vary greatly. Searching a few ZIP codes near me saw prices for shared leads ranging from $167 to $989 a month, with the number of leads offered ranging from 72 to 400. For exclusive leads, double that price.
It’s more expensive than other services offering exclusive leads, like Smartzip, and you get fewer leads (Smartzip offers 1,000). But, the leads are qualified since they gave their information to Realtor.com while looking for homes. Smartzip’s leads are not—they might not have any interest in selling. That might make Realtor.com worth the extra cost.
One thing I really don’t like is the lack of a lead guarantee. I confirmed with customer service that if you don’t get the number of leads you pay for, there’s no refund, so I wouldn’t go all out on my lead budget with this service.
Certain areas can sell out, meaning you have to wait until the next year to buy leads there.

When you want a specific number of leads each month for a guaranteed price, I’d go with Market Leader. It offers two main ways to get leads: Leads Direct and HouseValues. Both services use search engine ads to collect buyer and seller information and pass it off to you. Leads are exclusive and targeted by ZIP code.
To use Market Leader, you’ll also need to subscribe to its CRM, Market Leader Professional, similar to Top Producer. This costs $189 a month. Each lead varies in cost from $35 to $50, but the rep I spoke to recommended that agents should buy at least five a month to see real value. These prices are a little on the higher side, but the ability to build your own lead package rather than being locked into a set number of leads (like with Realtor.com Pro or Top Producer) may be worth it for many agents.
The Market Leader Professional CRM lets you keep track of different activities and interactions for each lead.

- CRM. Once you get your leads, you need a way to manage them. Having a built-in CRM makes things far easier.
- Target location harvesting. Leads aren’t valuable if they’re outside your service area. You need a real estate lead website that lets you narrow down on specific neighborhoods.
- Multiple forms of contact information. Make sure any real estate lead generation site gives you multiple ways to contact your lead, including email, phone and mailing address.
Most of the services I’ve ranked here have a CRM (many require you to upgrade), but I’d say RedX has the best CRM that’s included free of charge. It lets you view all of the details about your leads as well as any follow-up actions you’ve taken. As for target location harvesting, Smartzip’s predictive analysis helps target local areas. Finally, all of the lead gen services here give you multiple ways to contact clients, so they all get a gold star from me.
Value
Value is especially important when it comes to lead buying. You could throw all the money in the world at leads, but if they’re not qualified, it likely won’t matter. From what I’ve noticed, lower-priced services typically tend to have the coldest leads, so they’re not always worthwhile unless you want to put in a lot of work. In particular, I think zBuyer, Top Producer and Market Leader have the best warmth-to-price ratio.
Lead Types
Some real estate lead platforms focus primarily on sellers or buyers, but some do both. If you specialize as a buyer’s agent or seller’s agent, this should automatically help you narrow down your search. As an example, RedX and Smartzip only have seller leads, while Realtor.com Pro exclusively targets buyers. Top Producer, zBuyer and Market Leader have both.
Lead Exclusivity
Exclusive leads cost more, but they also mean the potential client isn’t being spammed by other agents. As I’ve said a few times, if you’re charismatic and persuasive (and plan to offer free services like a virtual house tour), you can probably get away with stealing a lead in a shared situation. RedX is the only company on this list that doesn’t offer exclusive leads. Some of the others, like Realtor.com Pro and zBuyer, require you to pay extra for exclusivity. But Smartzip, Top Producer and Market Leader all have exclusive leads as the standard.
